Which documents will a landlord in Singapore ask me for as an international student?

Landlords in Singapore typically expect a passport copy, a student pass or visa copy in both original and photocopy, proof of enrolment, and guarantor details if the landlord asks for them. Once you agree on a place, it is common to sign a Letter of Intent, then a tenancy agreement.

Keep your passport copy, student pass or visa copy, proof of enrolment and, if requested, guarantor details ready before you view any place. Having these sorted in advance helps you move quickly when you find a good room.

Documents to Keep Ready

Proof of enrolmentIssued by your university
Guarantor detailsOnly if the landlord asks for one

After the Landlord Says Yes

  • It is common to sign a Letter of Intent first, then the tenancy agreement, though this is practice rather than a requirement.
  • The deposit and first month's rent commonly follow within about 7 days, but this is not a fixed rule.
  • Skipping basic questions can cost an extra SGD 100 to 300 (approx INR 7,527 to 22,581) a month later.
  • Ask whether Wi-Fi and aircon servicing are included, whether there are rules on cooking or the washing machine, what happens if you leave early, and whether the agent or landlord is verified with CEA registration.

My Advice

Scan your documents into one folder on your phone so you can send them within minutes. Do not pay anything until you have a signed tenancy agreement, and read the clauses about early exit before you sign.
