Multiply by 4.33, not 4, when converting to a monthly figure.<\/p>\n\n\n\n<p>Rent is the largest line in your budget but not the only one. Dublin rents moved substantially in that window. These are the safest option and usually the best value, but supply is limited and application windows close far earlier than most Indian students expect. Availability, not price, is the binding constraint.<\/li>\n\n\n\n<li><strong>Private purpose-built student accommodation.<\/strong> Modern blocks with en-suite rooms, shared kitchens, gyms and study spaces, usually with bills included. These are heavily marketed to international students and are where most Indian students end up. Crucially, since the Residential Tenancies (Amendment) Act 2019, purpose-built SSA provided by the private sector sits under the RTB regardless of whether your agreement is called a lease or a licence.<\/li>\n\n\n\n<li><strong>A room in a private shared house or apartment.<\/strong> Listed on Daft.ie, Rent.ie and in Facebook groups. Cheaper, more independent, and it carries full standard private tenancy protection. The catch is that these move fast and are difficult to secure from India without a viewing.<\/li>\n\n\n\n<li><strong>Digs or rent-a-room.<\/strong> A room in a homeowner&#8217;s house, often with some meals and bills included, sometimes Monday to Friday only. Genuinely affordable and a real cultural experience. But the RTB confirms that rent-a-room and digs-style accommodation do not fall within its remit. The owner can end the arrangement with reasonable notice and you have no access to the RTB dispute service.<\/li>\n<\/ol>\n\n\n\n<p>One more distinction that trips people up: simply renting a private property to a student does not make it student-specific accommodation. SSA has to be used exclusively for student accommodation during term, is typically purpose-built or designated, and must be registered as SSA with the RTB by the provider or the college. If it is not registered as SSA, the SSA-specific rules, including the 41-week limit, do not apply (<a href=\"https:\/\/rtb.ie\/renting\/types-of-tenancies\/student-specific-accommodation\/\" target=\"_blank\" rel=\"noopener\">RTB, Student Specific Accommodation<\/a>).<\/p>\n\n\n\n<p><strong><em>Counselor insight:<\/em><\/strong><em> Ask one question before you sign anything: is this tenancy registered with the RTB, and is it registered as SSA? A legitimate provider answers in a sentence. Hesitation on that question tells you more than any review site will.<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Your_Legal_Rights_in_Student_Accommodation_in_Dublin\"><\/span><strong>Your Legal Rights in Student Accommodation in Dublin<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>You cannot be required to pay more than two months&#8217; rent upfront. A privately run Dublin residence asking you to wire a full term or a full year of rent before you land is not offering you a convenience. Since the 2024 amendment, the larger advance payment is lawful only where you pay your rent and your tuition to the same body. A private operator with no connection to your university does not meet that test.<\/p>\n\n\n\n<p>The 41-week rule is the second thing to hold onto. Providers have historically pushed 51-week contracts, which means paying rent through a summer you may spend in India. The RTB&#8217;s position is that the arrangement should not exceed 41 weeks unless you ask for longer. In three years of Ireland admissions, the students who successfully pushed back on a year-upfront demand were the ones who quoted the rule by name in writing. For courses of one year, Immigration Service Delivery requires evidence of immediate access to at least \u20ac10,000 (Rs.11,17,800), and that is on top of proven tuition payment (<a href=\"https:\/\/www.citizensinformation.ie\/en\/moving-country\/visas-for-ireland\/student-visas\/\" target=\"_blank\" rel=\"noopener\">Citizens Information, Student visas<\/a>). For stays of six to eight months, the requirement is \u20ac833 per month, or \u20ac4,998 for six months and \u20ac6,665 for eight.<\/p>\n\n\n\n<p>Here is the collision Indian families run into. That \u20ac10,000 has to look present and untouched in your bank statements at the point of visa assessment. Meanwhile your accommodation deposit, up to two months&#8217; rent, falls due weeks earlier, often before your education loan disburses.
